An EPC is the legal expression set within the European Union Legislation for a Home Energy Report.
Collating the necessary information to create the report can take our professionals up to 45 minutes on average within your home and the report is completed from our offices.
Collating the necessary information to create the home information pack can take our professionals up to 45 minutes on average within your home. The main use of our professional's time is collating data that will also be used to create the Home Energy Report which is a mandatory part of your HIP.
The vast majority of the report is completed away from your home so that we ensure minimum disruption to your day.
The Home Energy Report has been conducted by a trained and certified professional who must visit your home to collect data and then make specific recommendations where necessary within the report.
This report at present is the only report that fulfils the legal obligations for the governments Home Information Packs and allows you to use the A-G Energy Efficiency scale to represent your home.
In the future it is anticipated that the Home Energy Report will also be the only valid report that will comply with the rental sectors legal obligations to keep a valid energy rating certificate for tenants.
A HCR was intended to be a compulsory version of the Home Information Pack when proposals for the HIP were first set out. The objective of the HCR was so that prospective buyers would know about the condition of a property and any defects to it before the property was allowed to come on to the market.
However after much controversy, the government have relinquished the obligation of the seller to advertise the condition of their property to buyers and hence the need for a HCR leading to a reduction in the cost of a HIP to sellers.
As HCR's are not compulsory we offer them as an optional extra for clients if they feel they need one. If you would like a HCR as part of your HIP please contact us for further information.
